What a defensible report looks like
Groveland Expert·11 July 2026

A report survives cross-examination when every conclusion is traceable to an observation, and every observation is tied to a cause. That chain is what a court tests.
The strongest reports separate what was seen from what it means. Condition findings first, causation second, and statutory grounding last — never the other way around.
A conclusion a court can follow is worth more than a conclusion a court has to trust.

Weak reports collapse when the causal link is asserted rather than shown. We write to S.11 of the Landlord and Tenant Act 1985 and S.9A (inserted by the Homes Act 2018), and we show our working.
The result is a document that reads the same to the instructing solicitor, the opposing expert and the judge.
